** VIP **ARLINGTON TESCO PLANNING **PUBLIC HEARING TDC May 25th 7pm

We have received notification from the Arlington House Residents' Assocation that the council hearing for the current planning application will take place May 25th.

The formal deadline for objections to be submitted to TDC planning is tomorrow Thursday 12th May.

PLEASE NOTE YOUR DIARIES AND ATTEND THE MEETING AT THE COUNCIL OFFICES

IN CECIL SQUARE, MARGATE.


THE TESCO STORE WILL BE 7,677 SQ. MTRS. (A SIMILAR SIZE TO THE ASDA
STORE AT WESTWOOD ROAD, BROADSTAIRS) AND WILL OPERATE ON A 24 HOUR
BASIS -7 DAYS A WEEK.

FRESHWATER PREDICT 17,000 CAR MOVEMENTS IN AND OUT OF THE CAR PARK
FROM FRIDAY THROUGH SATURDAY ALONE.

IF THE APPLICATION IS APPROVED, THE EXISTING CAR PARK WILL BE
DEMOLISHED AND THE RESIDENTS' CAR PARKING WILL BE REDUCED TO 64
SPACES.

A CHARGE WILL BE IMPOSED OF £300 PLUS VAT (TOTAL £360) PER SPACE
(ONLY ONE SPACE AVAILABLE TO THE LEASEHOLDER OF EACH FLAT) FOR THE
FIRST YEAR. THERE WILL ONLY BE FOUR DISABLED SPACES AND EVEN THOSE
WILL BE CHARGEABLE. FRESHWATER WILL UNDOUBTEDLY INCREASE THE CHARGE
EACH YEAR.


TESCO IS NOT PAYING FOR THE EXTERIOR OF ARLINGTON HOUSE - EACH
LEASEHOLDER WILL FACE A MINIMUM BILL OF £3,500 FOR EXTERNAL
REFURBISHMENT OF ARLINGTON HOUSE.

  2. is this the same Freshwater, applicant for the planning permission and owners of Arlington House?

    "Freshwater, Daejan Holdings has bought £17m of American properties as well as £11m worth in London’s West End. Its soaring share price values the group at £866m. Freshwater has 279 directorships that we can see and, aside from the family’s 73% Daejan stake, now worth £632m, another £649m of net assets in three other main companies. We add a conservative £20m for personal property.

    These surely can't be the people that couldn't afford to maintain the building for all these years?

  3. Most towns get millions of pounds in contributions for public projects to compensate for the loss of jobs, the traffic and other negative effects that a Tesco this size has on an area. In this case, because Tesco is not the applicant, we get nothing and Freshwater get to pocket the difference.

  4. Tesco St Albans Planning Committee refused their Tesco store on the basis that:

    "..a superstore in that location would have been unsuitable and the impact it would have had on the city centre of 4000 car movements a day would have had a detrimental effect on the city and environment"

    Another reason for rejecting the Superstore was that there was no need for one.

    "St Albans already has a large Sainsbury’s and Morrisons, a recently extended Waitrose, an Iceland, a Tesco Metro, a Tesco Express, and a Marks and Spencer food hall. There is also a Sainsbury’s hypermarket, incorporating a larger Marks and Spencer food hall, 3½ miles away in London Colney; a large ASDA supermarket 5½ miles away in North Watford; a large Tesco supermarket 6 miles away in Hemel Hempstead; a 24 hour Tesco Extra hypermarket 6 miles away in Hatfield; and another 24 hour Tesco Extra hypermarket 8 miles away in central Watford. Tesco, Sainsbury's, ASDA and Ocado currently deliver internet shopping orders to the home in the central St Albans area. Iceland offers free home delivery from its St Albans shop."

    A pretty similar situation to what we have here in Margate.

    I wouldn't object to a little "metro" supermarket for local shopping, but the proposed Westwood Cross super-shed is just stupid for the seafront location.

  5. Why have Margete taxpayers had to pay £10,000 for hoardings on a billionair's building?
    All they care about is making money at the expense of Margate and the Arlington Tower residents.
    They should be ashamed, instead, it they get their own way, they'll just be richer.
